Most cleaning sites already show a phone number and a long list of services. Of 588 UK front pages we read in August 2026, 96.4% showed a phone and the average page listed 12.1 services. The visit, the key and the price are usually missing.

01 · The list
What is done on this visit, and what is extra.
Oven, ironing, inside the fridge, who brings the vacuum. An Oxford agency prices a weekly 2-hour visit at £18.50 an hour and says the customer supplies the vacuum, mop and duster. A fortnightly 2 hours on the same page is £20 an hour. The length and the frequency are the price.

02 · The key
A code, not the address.
Signed out, signed back, and where it is kept between visits. Keys were mentioned on 90 of the 588 front pages. The examples we built put the key on the page because that is the decision, not a footnote.

03 · The price
An hour, a tenancy, or a contract.
Say which, say whether VAT is included, and say what a missed item gets. VAT is mentioned in a price on 10 of the 588. A Cambridgeshire page prints £20 an hour plus VAT for a home, minimum one hour, and £23 an hour plus VAT for offices, minimum two. The deep clean and the tenancy clean on that page are a quote, which is honest when the figure is not fixed.

23 of 588 showed an hourly rate, which is 3.9%. The other priced pages were a tenancy, a window round, a carpet, an oven or a contract. A phone number does not say which of those the money is for.

10 prices mention VAT
1.7%. If a price is printed, say whether VAT is in it. Do not assume a rate the page never states.

Oxford · established 2013
Who is paid what, and how the hour changes.
Weekly or fortnightly. The cleaner is paid a minimum of £14 an hour on the day. The agency is paid the balance a month in advance. Weekly rates step down as the visit gets longer: £18.50 an hour at 2 and 2.5 hours, £18 at 3 hours, £17.50 at 3.5 and 4 hours, £17 from 4.5 hours through 6. A fortnightly visit of 2 hours is £20 an hour. Cleaners work on their own, not in teams. The customer supplies the vacuum, mop and duster. The page calls them vetted, insured and self-employed. That is the site's description, not a ruling on employment status.
West Sussex · windows, since 2009
The round has a price. A one-off does not.
Every 6 weeks is the recommendation, with 4, 8 or 12 weeks at a different price. No one-off cleans, because the round is full. Minimum £20. A straightforward 3-bed semi on a 4, 6 or 8-week round is £23. They work from the ground, without ladders, across most of West Sussex. Tell them within 48 hours and they come back.
Cambridgeshire · home and office
Two rates, both plus VAT, both with a minimum.
£20 an hour plus VAT for a home, minimum one hour. £23 an hour plus VAT for an office, minimum two. The one-off and the end of tenancy are a quote, not a number. The page says the staff are DBS checked. That is a claim the firm is making. It is not a licence, and it is not something every cleaner must hold.
Birmingham · end of tenancy, and the wider Midlands
The checklist has a price. The deposit does not.
A studio with 3 appliances and 2 carpeted areas is £170. A 3-bed house with 3 appliances and 3 carpets is £300. A 6-bed with 5 appliances and 6 carpets is £645. If something on the checklist is missed, tell them within 7 days and they re-clean those areas once, free. That is a promise about the work. It is not a promise about the deposit.
What we built
Three fictional businesses. Three different jobs.
A weekly round, a small domestic round, and a night contract. None of them is a customer. None of the ratings, review counts or invented notes on those sites are quoted here.
MintDoor Cleaning · Milton Keynes
Same day, same time, same cleaner. The list is written on day one. Ironing, laundry and the inside of the oven are add-ons. The key carries a code, not an address, and is signed out and back. A 62-point sheet is signed at the door. No price is on the page. Reserving the slot is how you are told the cost.

Nightfall Contract Cleaning · Derby
The product is the night log. Keys out at 21:45, the alarm armed again at 05:55, the building ready at 07:42. Schools, offices and industrial units inside about twenty-five minutes of Derby at night. A cover crew the same evening. A written quote within five working days of a walkthrough.

Hollow & Hearth, on the cover, is the third. Two people, a small round under the Malvern hills, the same cleaner each week or they tell you why. The key is numbered, never named, locked in a safe between visits, and back the same evening. You write to them the way you would write to a neighbour. There is no contract on the page, and we do not show the invented notes in its ledger.
What the footer can claim
The page can claim only what the firm holds.
There is no single cleaning licence to put in the footer. Do not write "no licence needed" either. A badge is not one of these.
Waste
If you carry a customer's rubbish away, you must register as a waste carrier, unless the only waste is your own. Other people's waste costs £191.02 to register. Upper tier renews every three years at £130.25. Not registering can mean an unlimited fine. England's register is not the process for Scotland, Wales or Northern Ireland. Say you are registered only if you are. 1.4% of these front pages mentioned a waste carrier at all.
Employers' liability
The day you employ someone, you need employers' liability insurance of at least £5 million, from an authorised insurer, unless you only employ a listed family member or someone based outside England, Scotland and Wales. The certificate has to be where staff can read it. The fine for not being insured is £2,500 a day. Public liability is a different policy. The gov.uk employers' liability page does not make it a legal requirement for ordinary cleaning. "Fully insured" was on 32.3% of these front pages. The words "public liability" were on 8.2%. Employers' liability was on 1.0%.
DBS
A basic check costs £20, shows unspent convictions, and is for work in England and Wales. An employer can ask for one for any role. A standard or enhanced check is only where the role is eligible, such as work with children or in healthcare. A self-employed person can request a basic check on themselves. They cannot award themselves an enhanced check. Scotland uses Disclosure Scotland. Northern Ireland uses AccessNI. Do not print "DBS checked" unless that check exists. 13.9% of these front pages used DBS or criminal-record language.
Employment status
A person can be self-employed in one sense and not in another. Tax status and employment rights are not the same decision. Do not copy "our cleaners are self-employed" from a template. Courts and tribunals decide status. HMRC has a checker for tax. Do not quote an outcome from it.
After builders
Cleaning the inside of a building after construction work is construction work for the Construction Industry Scheme. Ordinary weekly house or office cleaning is not. Do not quote a deduction rate. It was not read.
End of tenancy, England
A landlord cannot require a tenant to pay for a professional clean, or to start a cleaning contract. The permitted payments are a closed list, and a clean is not on it. A tenant can still choose to book one. Do not say the deposit will come back, and do not say an agent must accept your clean. The rule is England only. The first penalty is up to £5,000. A repeat within five years can be up to £30,000, or a prosecution.
Checked 6 Oct 2026 against waste carrier registration, employers' liability, the basic DBS check, who can be checked, the eligibility tool, employment status, the tax-status checker, the Construction Industry Scheme and tenant fees in England (that guidance published 1 May 2026, last updated 7 July 2026). BICSc, SafeContractor, CHAS, Constructionline and ISO are names in an accreditations field. They are not a licence to clean.
Who it is for
A round, a small team, or a contract. The blank is not a sole trader.
Of the 588, 64.1% serve both homes and businesses, 27.4% read as commercial, and 6.6% as domestic. The other 1.9% did not say. Size was left blank on 70.9%. Where it was filled, 129 were a small team and 40 a larger firm. Two were marked sole trader. Do not build the site as if every cleaner is one person with a van, and do not build it as a national brand if the round is one town.
Areas were named on 94.4% of the 588. Email was on 79.6%, a contact form on 56.5%, online booking on 14.1%, and WhatsApp, as a booking route, on 10.2%. 31.1% already credit someone else with building the site.
Someone searching for a website for a cleaning business, a cleaning company website, or a cleaner website is usually offered a template. On 6 Oct 2026 the UK suggestions were mostly templates, builders and free themes. "Cleaner website" is also ambiguous: some of those suggestions are about a site that looks clean, or about removing a paywall, not about a cleaning firm. In Keyword Planner the cleaning-business phrases we checked sit in the 10 to 100 searches a month band. The file does not give an exact volume. A template has a place for a logo and a phone number. It does not fill in the visit card.

What should a cleaning company website say about the price?
Whether it is an hour, a tenancy or a contract, what is included, who supplies the kit, and whether VAT is included. Of 588 front pages, 60 showed any price and 23 showed an hourly rate.
What happens to the customer's key?
Say how it is labelled, where it is kept, and when it comes back. A code rather than an address. Signed out and signed in. 90 of the 588 front pages mentioned keys at all.
Do cleaners need a licence?
There is no single cleaning licence to claim, and "no licence needed" is the wrong sentence too. Carrying other people's waste needs a waste-carrier registration. Employing someone needs employers' liability. Cleaning inside a building after construction can fall under the Construction Industry Scheme.
Should the site say the cleaners are DBS checked?
Only if the check they name is one they hold. A basic check is £20 and shows unspent convictions. An enhanced check is for eligible roles, not a badge for every domestic round. England and Wales use DBS. Scotland and Northern Ireland do not.
Can the site promise an end-of-tenancy deposit back?
No. In England a landlord cannot require a tenant to pay for a professional clean. A tenant may still book one. Promise a re-clean of missed checklist items if that is true. Do not promise the deposit.
